It’s coming back around again - California Dream For All Shared Appreciation Loan RETURNS!


This down payment assistance program for first-time homebuyers is used in conjunction with the Dream For All Conventional first mortgage for down payment and/or closing costs. Earlier this year the program was launched, and just like that – the program funds were snapped up in about two weeks!


Only a handful of buyers that I know were able to use this program to get into their first home. Gov. Gavin Newsom is just signing off on more funds for this next launch, so I will write more about it soon – as details are rolling out now.


What I will tell you is this – GET IN TOUCH WITH A VERY GOOD LENDER AND REALTOR who knows this program and can get you qualified, and prepared. Last time this program rolled out, many buyers began getting qualified and the funds were gone before those buyers even completed a loan application.


My lender and I were successful in getting a wonderful family into their home using this program and the delight in that family’s eyes was something I will never forget!


Program updates

07/18/2023 - The Legislature passed, and Gov. Newsom signed into law, the 2023-24 state budget which provides $200 million for the CalHFA Dream for All Shared Appreciation Loan program. CalHFA will continue working with partners in state government and stakeholders to calibrate the program, which may include changes to the program processes, guidelines and systems.


As a result, CalHFA will provide an update this fall that will include a timeline for applications. We will send out all updates through our eNews to ensure all stakeholders remain informed.


Program information specific to the first phase of the Dream For All program, which closed on 04/07/2023, is available to help borrowers and lenders as they continue to process loans in their pipeline.


CalHFA Dream For All Shared Appreciation Loan

Program Eligibility

Review the guidelines below for both Borrower and Property Requirements to determine if you may be eligible to apply for the Dream For All Shared Appreciation Loan Program.

Borrower Requirements

  • Be a first-time homebuyer. See the definition of a first-time homebuyer.

  • Occupy the property as a primary residence; non-occupant co-borrowers are not allowed.

  • CalHFA borrowers must complete two levels of homebuyer education counseling and obtain a certificate of completion through an eligible homebuyer counseling organization.

  • Meet CalHFA income limits for this program.

*In the case of conflicting guidelines, the lender must follow the more restrictive.

Property Requirements

  • Be a single-family, one-unit residence, including approved condominium/PUDs

  • Guest houses, granny units and in-law quarters may be eligible

  • Manufactured housing is permitted

  • Condominiums must meet the guidelines of the first mortgage*
